How is the real estate market in 2012? Dallas has been cushioned somewhat as compared to the rest of the nation. Although the downturn in the housing sector has been felt in Dallas, other areas of the country had a much higher rate of appreciation but Dallas had a slower growth rate during the past few years. Those areas have declined significantly but Dallas has been more stable. We have had our share of foreclosures, true enough. But relocation buyers are definitely arriving here, many after a long wait in selling their homes out of state.
Our access to great airports, good highways, good public education, and good weather make the Dallas metro area enticing. Fixed rate loans are very affordable, making home ownership a reality for those who are just becoming a part of the “American Dream” and for those who are moving for other reasons.
Families appreciate our suburbs, with high parental involvement in the schools for their children, recreational facilities for team sports, cultural opportunities, fine shopping, and a host of other amenities that make Dallas a wonderful place to call home.
Retirees and empty nesters in the Dallas area can pamper themselves with luxurious features like gated home communities, low maintenance landscaping, and quality attention to detail, such as granite, hardwoods, limestone, and crown moldings that are customary in many of our new homes and in some older homes, too.
New construction is available in the suburbs, as well as in older areas of the city where “tear downs” have been done, and the Harvey team helps buyers in that market as well as the pre-owned homes. Urban living centers have become popular in the downtown area as well as other areas dotted near the DART light rail line.
Sellers realize that their properties must be in top condition to compete with other listings. Buyers are value conscious and utilize their real estate agents’ expertise, Internet information, and other sources before making purchases.

Transportation in Dallas
The Dallas North Tollway is open to Prosper, expediting traffic to the northern suburbs. The George Bush Tollway (190) runs from Rockwall through Irving and has provided an extra beltway for the city. Highway 121, east of Lewisville is now a toll road. Light rail has grown in popularity, especially with higher gas prices. A Garland or Plano resident can now ride the train from either city to the popular West End dining and entertainment district. Many sports fans prefer this to parking a car at the American Airlines Center. DART’s Green line, opened in Fall, 2009, runs between Victory Station through Deep Ellum to the MLK Station in Fair Park. Another portion, has opened in Carrollton and Farmers Branch.
Developers have begun developing around four train stops. A combination of townhomes, apartments, retail and office space provides an urban center around other train stops, creating destination points. DART has restored trolleys of transit days gone by. These trolleys make their way along McKinney Avenue, serenading passengers with clanging bells, tooting whistles, and hissing air brakes. The historic M-Line, better known as the McKinney Avenue Trolley, extended service to Cityplace Station between Lemmon and Blackburn near downtown. For more information, visit DART.org.
